MANAGERS
The basic functions of a manager are:
-Convene regular and special meetings of Owners and handle all the paperwork including the drafting and sending the call according to the instructions of who is president.
-Provide professional advice to ordinary meetings of owners, to consider the accounts and budgets for approval by the board the renewal of the charges of the board and anything else that the members deem appropriate.
-Turn the funding bills, after a few days after approval by the Board, or the time and date specified.
-Monitor and notify the President of the incidents, claims and payments to be carried out by the works to be executed in the building, whether ordinary or extraordinary.
-Bring the list of current addresses of the owners of the property, and notify the President the names of the owners with address unknown to discover, if possible.
-Notify the president's relationship defaulters who may exercise the right to vote in the respective boards.
-Deliver, with the agreement of the President, certificates requiring the owners to sell their apartment, or for any other reason, to keep up or not payments to the community.
-Periodically inspect the building to check the operation of services.
-Order the emergency repairs and communicated to the president.
-To present the president with sufficient advance / the budget / s for the next exercise, and perform necessary work.
-Drafting the new rates, if any changes in the distribution of the flats.
-Write the requirements for signing the President, led the residents or occupants engaged in activities prohibited, annoying, unhealthy, harmful, dangerous or illegal, and follow the requirements made.
-Attention to community needs (breakdowns, insurance, etc.), having a portfolio of high quality industrial and confidence, at very competitive prices.
